In your pocket

A property manager. In your pocket.

  1. 01 · Every component

It knows what you own, and how old it is.

Drop in your inspection report. Properteer pulls every major system and appliance into one place — furnace, water heater, roof, dishwasher, the lot — with age, condition, and what it will need next.

  2. 02 · A plan, automatically

Every component turns into the tasks it’ll need.

From that list of components, Properteer generates the maintenance your home actually needs — filter changes, flushes, seasonal jobs, inspections — scheduled for the right month, not a generic checklist.

  3. 03 · What it costs to run

Average utility costs, in the picture.

Electric, gas, water, internet — tracked as monthly averages so you get a true sense of what your home costs to run, not just the mortgage.

  4. 04 · The real number

Know what it costs. All of it.

Maintenance, reserve for replacements, utilities, insurance, tax — one honest monthly figure. The "true cost of owning your home," not the mortgage-only fiction.

  5. 05 · Reminders

A nudge when it’s time, not a list you have to check.

Push notifications let you know when a task comes due. You don’t open the app to find out what to do — it comes to you.

How to

Flush the water heater

Homeowner · about 45 minutes · no cost

  1. 1Turn off the heat. Gas: set the thermostat to Pilot. Electric: switch off the breaker.
  2. 2Let it cool. Give it two hours, or you risk scalding.
  3. 3Connect a hose to the drain valve at the base, and run it to a floor drain.
  4. 4Open the valve and let the tank empty. The sediment comes out with the water.
  5. 5Refill, then turn the heat back on once the tank is full — never switch on a dry element.

Water leaves the tank near 120°F. Wear gloves, and keep children and pets out of the room.

If you're still deciding on one, the TrueCost Analysis™ Report shows what a specific address will cost to keep — which components are closest to needing replacement, what replacing them runs in that zip code, and how much to keep in savings for when they go.

What homeowners are saying.

Real homeowners using Properteer to stay on top of maintenance and boost their home’s value.

“

Properteer highlighted that my water heater was 13 years old. I had completely forgotten it was at the end of its life. I replaced it on my schedule instead of enduring a week of cold showers or paying an emergency repair fee.

When we bought our house, I had no idea what 10 years of upkeep would actually cost. Properteer gave me a number. It’s the only reason I didn’t panic after closing.

I used to keep a half-broken spreadsheet of what needed servicing. Properteer pulled every appliance and system off my inspection PDF in about a minute. Everything I’d been meaning to organize for two years was just… done.
