Quick answer
Properteer costs $57.50 a year or $5.99 a month, and every plan has the maintenance plan and the house budget. HomeZada Premium, which holds those two tools, is $118 a year or $21.98 a month. Oply is free to download. HomeBinder comes only through partners.
How we evaluated
We ranked by one thing first: the yearly price of one app that gives you both a maintenance plan and a budget for what the house costs. HomeZada puts both on Premium, not on its free plan. Then we looked at how you get each app: a free trial, a free app, or only through a partner.

1. Properteer
Every plan has everything. You get Chat, the maintenance plan, the list of your home's parts with age and health, the Finances view, utility estimates, vendors and jobs, and home documents. The Finances view puts mortgage, tax, insurance, upkeep and replacement savings into one monthly number, with a savings goal.
- $57.50 a year is about $4.79 a month. $5.99 if you pay monthly. Both start with 30 days free and no credit card.
- Runs on the web, iOS and Android.
- Our math: $57.50 is less than half of HomeZada Premium's $118 list price. HomeZada's pricing page lists coupon code getzada for 15% off an annual plan. That makes Premium $100.30 a year (our math: $118 x 0.85).
Not for: a home inventory of your belongings. Properteer's features page does not list one. HomeZada lists Home Inventory on its free plan.

2. HomeZada
HomeZada is the app being replaced here. Essentials is free. It lists Home Inventory, Home Documents, a Contact List, a News Feed and 10 Homeowner AI chats.
Premium is $118 a year or $21.98 a month. It lists Home Maintenance, Home Remodel Projects, Home Finances, Reports and Dashboards, and 250 Homeowner AI chats a month. Deluxe is $218 a year and covers up to 2 properties. Each property above 2 is $98 a year.
Good for: keeping the free plan if you only need the inventory and documents.
3. Oply
Oply is a home app for iOS and Android. It is free to download. It lists Projects, maintenance recommendations with timing and effort estimates, Ask Oply (snap a photo to see if it is a DIY fix or needs a pro), Pros (compare quotes), and a Hub for home details such as filter sizes and service history. An optional Membership is coming in December at $99 a year, or $79 for founding members.
Not for: a mortgage, tax and insurance budget. The page we read does not list one.
4. HomeBinder
HomeBinder says it is "only available through our partners." Its page says booking an inspection through it gets you HomeBinder and HomeBinder Assistant free with the inspection report. It sends maintenance reminders by text or email, stores documents and keeps a home inventory.
Not for: buying it on your own. It comes through a partner. Its page does not mention a mortgage, tax or insurance budget.
5. Dwellin
Dwellin's home page says it helps homeowners stay on top of maintenance, organize home details and earn rewards for responsible home care. It names adding appliances, logging maintenance, uploading receipts and tracking improvements. It lists no price, and we could not confirm its platforms or a budget tool from the page.
